CONSTRUCTION PROCESS
DESIGN
The first step in our process to meet with you at your home to discuss
your design ideas or plans if you already have them, your time frame
requirements, and your budget. We then investigate any regulations,
codes or rules we feel would impact the project and develop a budget
number for you based on similar projects we have completed. We
then have a set of as-built drawings of the house made and entered
on a CAD system to start the design process - this proceeds as
follows:
- Design ideas are incorporated onto as built drawings, with
preliminary floor plans and elevations.
- Existing A/C, electrical, and plumbing systems are evaluated
to determine if they’re compatible with the new floor plans,
loads, etc.
- Any issues with the existing structure that impact the new
design are identified.
- Floor plans and elevations are refined to clients’ requirements.
- Preliminary selections of finish items are discussed and incorporated
into plans.
- “Permit ready” drawings are approved by clients.
- Firm, lump sum proposal is prepared for clients.
CONSTRUCTION
- Lump sum construction agreement with specifications, finishes,
and incorporating final construction drawings are executed.
- Permits are applied for.
- Anticipated start and completion dates are agreed on.
- Permit is issued, construction begins.
- During the construction Bob, or Bill, will be at the job daily and
available to discuss progress, schedules, etc., and changes to
the plan or specifications (yes, there are always some) and to assist
with product selections.
- Near completion, a walk-through is scheduled to identify any areas
that need further attention, and, at completion a final walk-through
is conducted - we’re not happy until you are.
- Our warranty - covers everything for one (1) year - normal wear
and tear and maintenance items excluded.
